Mark Garner of Letting Zone stated that due to the difficulty of individuals to get on the housing ladder there will be a surplus of prospective renters over available rental property for the "next four to five years". He added that tenants will be longer term as well. "Existing renters aren’t moving because it costs a lot of money to move house, so they are finding it easier and cheaper to stay put."

With tenants in high supply that means an increase in average rental cost for homes that are nice and accommodating. For those in high demand areas, rental would be at a premium that the market could hold. So, for an investment opportunity for the freed up cash in a remortgage, the splitting up of your home might be worth taking a glance at.
